What is Yardi Breeze?
Yardi Breeze is a property management solution with specific editions supporting a variety of use cases, including residential, commercial, associations, self-storage centers, as well as Public Housing Association (PHA) and affordable housing communities. It is presented as a relatively streamlined and affordable alternative to Yardi’s flagship Voyager property management solution, though it is still designed to support all property management related functions.
Yardi Breeze provides an interface and workflows for managing basic property management functions, like rent collection and lessee payment portal, and it enables users to centralize communications with tenants, market properties online and via its associated MLS service RENTcafe.com, as well as organize maintenance requests.
The platform also provides basic accounting functions with a general ledger, AP/AR management and analytics, and vendor invoicing. For multi-tenant locations Yardi Breeze enables users to create custom expense pools and allocate expenses to tenants, as well as set up flexible common area maintenance (CAM) schedules and assign community tasks to tenants.
Through the portal, tenants can pay their rents online, and receive notifications when rent is due, or late. Users can also set up recurring payments, and manage delinquencies.
Properties can be managed by owner, or fraction ownership. Report packets and financials can be customized by owner, and property performance can be compared one against another in a portfolio.
The higher tier service, Breeze Premier, includes additional add-ons, such as a portal for commercial tenants meant to make managing payments and community experience easier, and a CRM tool: an investor portal to provide access to key metrics and documents.
Yardi was founded in 1982 and is headquartered in Santa Barbara, boasting over 40 offices and 6,500 employees worldwide, as well as a number of applications supporting real estate investment management and property management solutions.
